PUBLIC NOTICE

ADOPTION OF SOMERSET REGION PLANNING SCHEME MAJOR AMENDMENT 2

Notice is given that on 20 May 2026 the Somerset Regional Council resolved to adopt the proposed Major Amendment 2 to the Somerset Region Planning Scheme. The amendment will commence as the Somerset Region Planning Scheme (Version 5.0) on 4 June 2026.

The purpose and general effect of the amendment is to:

• amend categories of development and assessment for multiple land uses and reconfiguring a lot, including decreasing category of development and assessment for dwelling houses and home-based businesses, and increasing the category of assessment for reconfiguring a lot that does not achieve the minimum lot size in various zones
• update use codes for dwelling houses, dual occupancies, home-based businesses, multiple dwellings, relocatable home parks, residential care facilities, retirement facilities, short-term accommodation, tourist parks
• introduce provisions for holiday houses, microbrewing and small-scale food production, and rooming accommodation
• update development codes for advertising devices, reconfiguring a lot, and transport, access and parking.
• update vegetation clearing exemptions
• adjust the rules for determining compliance with assessment benchmarks
• make targeted zoning changes for publicly owned infrastructure and to correct production errors from the previous amendments
• amending Agricultural land overlay and Stock route management overlay maps to separately identify buffer areas
• make changes throughout the planning scheme to comply with Queensland Government policy and mapping updates.

From 4 June 2026, a copy of the Somerset Region Planning Scheme (Version 5.0) will be available:

• for inspection and purchase at Somerset Regional Council Esk Administration Centre, 2 Redbank Street, Esk, and
• to view and download online at: somerset.qld.gov.au/planning-scheme
